Price Ranges by Direction

Due to its proximity to JR Fukushima Station, the area feels a bit closed in.
There are 15-story buildings to the north, west, and south, so if you’re seeking unobstructed views, aim for at least the 17th floor (though the southeast corner has some openness even on lower floors). East-facing units offer less of a confined feel, even on lower levels, thanks to the Naniwa-suji Line.
Laurel Tower Umeda West, a 26-story building, sits on the northwest side — overlapping with the Executive floor views.
The building faces three streets, but both the north and west roads are relatively narrow, and the south side faces a building directly. So view-wise, some caution is advised.
Also, my favorite yakiniku restaurant “Fujimoto” is on the south side, and since outdoor units are installed on its roof, smell and noise could be concerns in addition to views.
Looking north, you’ll see Grand Maison Shin-Umeda Tower in the distance, while the southeast corner offers the most openness. Still, northeast-facing views of Grand Green Osaka and the Umeda Sky Building are great as well.

Wow — it’s expensive! But even with this pricing, considering the attention it’s getting and its location, I think it’ll sell out — especially since there are so few units.
Personally, I wish the Executive floor prices were the same as the Superior ones… though in that case, it’d probably sell out in an instant.
The first phase sale is scheduled for September, and about half of the total — nearly 60 units — will be released.
Looking at the recent rush for Branz Tower Osaka Umeda, we can expect a ceiling for how much buyers in Osaka are willing to pay. Still, the 22nd-floor Superior units seem poised to attract demand. The Executive floor, however, priced in the ¥200 million+ range… we’ll see.
Currently, if you want a cheaper new tower condo nearby, the only remaining option might be Cielia Tower Nakanoshima, which is close to being sold out. For those set on new builds, options are extremely limited.
(Grand Green Osaka South will be in an entirely different price range, and while there’s a Geo Tower planned in Fukushima around 2030, it won’t be walking distance from Osaka Station.)
Also, the newly opened website for Brillia Tower Kitahama reveals another project of similar scale with 142 units — but that’ll likely be even more expensive…
That said, what’s really worth watching is: “How will prices for second-hand tower condos in the Fukushima area respond?”
Given the high pricing of Regnas Tower Shin-Umeda, surrounding second-hand towers may follow and rise in price. And with demand potentially leading to lottery-based sales, there’s a chance you won’t even be able to buy in.
If this becomes a benchmark, and nearby second-hand units go up in value, it’s wise for serious buyers to consider second-hand options in parallel with new builds.
In particular, Laurel Tower Umeda West is still relatively new and offers a good balance of age and pricing — definitely worth a look.
