Today, instead of visiting a model room for a new condominium, I’d like to introduce a property I visited after its completion and handover—essentially a “brand-new pre-owned” condo.
This time, I visited Grand Maison Kitahorie Residence.
In Osaka, many people are fans of the Grand Maison series by Sekisui House, and this property is part of that beloved lineup.
The building was completed in November 2024, and handover was finalized in January 2025. It’s a popular property that was sold out more than half a year before its completion.
I previously wrote a blog post in 2023 during the first sales phase, so feel free to check that out as well.
Having now seen the completed building, I can confidently say the design and specs are excellent—it’s a stunning property.
Moreover, with the Naniwasuji Line set to open in 2031, the new Nishihonmachi Station will be just a few minutes’ walk away, adding great potential to the area.
Let’s dive right in!
A luxurious gold nameplate adorns the entrance!

Entrance to Lounge Area
The entrance hall is located just past the northeast corner, which serves as the main entrance. While there aren’t many sofas, the two-story atrium gives the space an elegant atmosphere.

The mailboxes are a modern type that opens simply by holding your key near the sensor.
Surprisingly, even many of the newest tower condos still use dial locks, so this keyless mailbox system is a real plus.
Looks great!

In the center of the first floor, there’s a lounge.
The hallway leading to it is called the “corridor,” and it’s lined with sofas.
Combined with the entrance hall seating, there are enough seats for short waits—like when you’re calling a taxi.
(There are no temporary coverings in place at the moment.)

Beyond the corridor is the lounge itself.
The space feels like a café—very usable and welcoming.
There are plenty of comfortable chairs, making it a great place to relax.
From this lounge, you can reserve your car from the mechanical parking system.
While you wait for your car to be retrieved, you can relax here—how luxurious!
If you use a car frequently, this is an ideal setup.

Starbucks Machine
And incredibly, this lounge has a Starbucks vending machine. These machines are slowly becoming more common in condos, but for a mid-rise (non-tower) condo, this might be the first in Osaka…
Even in the model room, we got to try drinks from this Starbucks machine—it felt like a touch of luxury.

Prices start at just 130 yen—unbelievably cheap.
My go-to, the iced café latte, is just 200 yen. At this price, you could drink one every day on your commute and still spend less than at a convenience store café.

There’s also a party room on the 4th floor!
Interior Hallways
You might think that interior hallways are only for tower condos… But actually, though rare, some mid-rise condos also have them.Grand Maison Kitahorie Residence(グランドメゾン北堀江レジデンス)has interior hallways—and spacious alcoves too, adding a luxury touch.
The lighting is stylish, and each unit comes with a video intercom and an electronic lock.
Once you’ve lived in a place with electronic locks, it’s hard to go back—they’re that convenient.
If you’ve never experienced one, I highly recommend trying it!

There’s even a trunk room.
It looks big enough to fit golf bags or snowboards, and if you don’t have large items, you could use a rack system for things like outdoor toys or kids’ sand playsets.

Private Units
Among the multiple units I viewed, here’s a quick introduction to one that left a strong impression. (Some areas have been upgraded, so while the standard specifications are already high, these are even more refined.)The washroom has a very luxurious feel, and the material below the vanity is also stylish.

Next is the toilet.
Lately, even properties priced over 100 million yen still come with tank-style toilets, but the quality here is top-notch.
A low-profile toilet, great countertop, and stick-style remote control—this is a bathroom that sets the tone for a great morning.

The kitchen is also impressive.
It features a Fiore Stone countertop, a cupboard (dish storage), and an open counter—definitely a point that’ll make any spouse smile during a tour.
While cupboards are not usually included as standard, this room has one as an optional feature.
It’s longer than most seen in condos and offers both high-end design and generous storage.

The living room has been fitted with additional downlights as an optional upgrade, so it’s bright enough even without traditional ceiling lights.
Plus, with only downlights, the ceiling looks cleaner and more modern.
Corner units have a nice open feeling, and even the window frames have additional lighting, giving the design a sleek, stylish finish.
Despite being an interior-corridor condo, you can open the windows in corner units, allowing airflow—it feels refreshing.
The Grand Maison series overall features high-quality specs, so it’s always exciting to tour one!

Pre-owned Pricing
Right after handover in January 2025, many resale units listed as “brand-new, never occupied” hit the market. However, the market was sluggish, as most potential buyers were in a wait-and-see mode. That said, condo prices in Osaka city have been rising rapidly, and Nishi Ward is no exception.
One of the area’s landmark towers, Sanctus Tower, has continued to increase in price this year.
In comparison, Grand Maison Kitahorie Residence(グランドメゾン北堀江レジデンス)has started to look more attractive, with around nine resale contracts closed recently.
~Price comparison with nearby condos~
- 10-year-old Sanctus Tower: 5 million yen per tsubo
- 7-year-old Premist Tower Osaka Shinmachi Laurel Court: 4.7 million yen per tsubo
- Grand Maison Kitahorie Residence: 4.36 million yen per tsubo
All three properties fall within the popular Horie Elementary School district.
Right now, there’s still some oversupply due to many unoccupied new resale listings, but some units are getting snapped up—especially those that are affordable, reasonably priced, or corner units.
So, early consideration is advised.
The latest contract was for an 87㎡ unit on the 4th floor, priced at 135 million yen (5.1 million yen/tsubo), showing a slight upward trend.
This is similar to what happened with Park Homes LaLa Kadoma, completed in 2023.
Initially, it was flooded with brand-new, never-occupied resales, but after those sold out, resale prices rose by about 10 million yen.
(Given the ongoing development around Kadoma Station, City Tower Furukawabashi, and the monorail extension, it still has strong potential.)
So, even buyers of these brand-new pre-owned units are sitting on around 10 million yen in unrealized gains.
We could see the same price increase at Grand Maison Kitahorie Residence once inventory dries up.
Side Note: It’s Best to Avoid Mixing New Sales with Brand-New Pre-Owned Units
Although Grand Maison Kitahorie Residence(グランドメゾン北堀江レジデンス)was sold out well before its completion, in Nishi Ward, the following two tower condos have already been completed and are experiencing a sales situation where brand-new and brand-new pre-owned (never occupied) units are mixed on the market—making it a bit difficult to sell either type.(That said, Geo Tower Shinmachi is now down to its final two units and nearly sold out.)
Cielia Tower Osaka Horie already has about 50 closed resale transactions, but still has over 70 listings of brand-new pre-owned units, along with around 50 remaining units in the official new sale.
More developers are taking the approach of continuing sales after completion, raising prices along the way.
However, as we saw with Brillia Tower Dojima recently, many of today’s condos have a much higher proportion of investor purchases than a few years ago. As a result, many brand-new pre-owned resale units hit the market after completion, making it harder to sell new units as well.
Cielia Tower Nakanoshima originally planned to continue sales post-completion with further price increases, but due to the sheer number of resale listings at Cielia Tower Osaka Horie overshadowing the new listings, it seems the strategy has shifted to achieving a complete sell-out before completion by July.
From every perspective, mixing newly sold units and brand-new pre-owned (resale) units in the same market creates disadvantages.
So I hope developers will aim to sell out before completion as a standard.
(Of course, developers like Sumitomo Realty, whose business model is based on long-term post-completion sales, are somewhat of an exception…)
- Developer’s perspective: Harder to sell, prolonged sales period
- Buyer’s perspective: Feels like leftovers, harder to commit
- Owner’s perspective: Harder to sell later
I often get asked whether it’s better to wait for Phase 1 sales of a new condo because resale units may include the original buyer’s profit.
But honestly, most upcoming new condos will be more expensive than those currently on sale—and you’re not guaranteed to win the lottery to buy one either.
Especially if you’re a first-time homebuyer, I strongly recommend looking at current new and resale units.
Conclusion
This time, rather than a newly constructed unit, I introduced a pre-owned condo with many brand-new, never-occupied listings—and what a property it was from Sekisui House. The great thing about brand-new pre-owned condos is that while they’re technically new, you can tour the actual units and experience the lighting and layout firsthand, making it easier to envision living there.
Also, the time from purchase to move-in is shorter, which is another plus.
It’s true that brand-new pre-owned units often come at a premium compared to the original price, which may make them seem less attractive, but if the prices of upcoming new condos keep rising, these still present a great opportunity.
And unlike new condos, where you might lose out in a lottery, you can usually buy these on a first-come, first-served basis—much less stressful emotionally. Losing a lottery is frustrating and a huge missed opportunity…
(I’ve personally lost over 10 times in lotteries for new condos—my most recent purchase was a pre-owned condo.)
There’s no such thing as a perfect 100-point condo, but considering options like these—brand-new pre-owned or resale units—can be a smart and interesting way to buy.
So why not take this opportunity to explore what’s out there?
