Design
Although it’s a relatively small tower with 123 units across 30 floors, the exterior design is based on a monochrome palette of white and black.The northwest corner (facing the direction of Laurel Tower Umeda West) has elevator parking up to the 20th floor, so there are no glass surfaces there.
The entrance is on the east side, and from that view, the building features many fixed glass windows that give it a distinctive tower-like atmosphere.
If I may nitpick, the corner columns on the corner units are a bit disappointing—it would have been ideal if they used fixed windows there too…
The location is close to JR Fukushima Station, Osaka Station, and Grand Green Osaka, and since it’s situated along the busy Nambasujisen Street, it’s likely to catch attention from many commuters once completed.


Entrance
Although the area currently looks plain, a beautifully landscaped entrance will soon emerge, which is really exciting.As you head north from JR Fukushima Station, the streets are lined with buildings and restaurants, with hardly any greenery—but once Regnas Tower Shin-Umeda is built, it should brighten up the atmosphere.
It’s hard to tell from the renderings, but on the right side of the entrance (northeast corner), there will be a public open space with benches called “Calm Garden.”

Next, the entrance hall.
The entrance hall features a double-height ceiling, offering a sense of spaciousness.
Although this is a relatively small tower with only 123 units, the design exudes a luxurious feel.
Just like how Kitahama Mid Tower has greenery in its entrance, this property also uses elegant greenery to enhance the upscale atmosphere.

This is the view from the entrance hall looking out onto the Calm Garden.
Thanks to the large upper windows of the double-height ceiling, sunlight should pour in during the morning, making the entrance hall feel bright and welcoming.

Elevator hall:
It’s a simple elevator hall, but the use of black granite adds a luxurious touch.
There are two regular elevators and one emergency elevator.
They are not separated by high/low floors—all elevators stop at every floor.

3rd Floor – Owner’s Lounge
This property doesn’t offer flashy shared facilities—there’s only an Owner’s Lounge on the lower floor.Located at the northeast corner, the lounge is quite spacious.
Still, I do wish there were a Sky Lounge on the upper floors—it’s something you typically expect from tower residences.
However, the lounge does include two private rooms that can be used as workspaces, which many residents may use as study rooms.

Specifications
Private Units
While the pricing for Regnas Tower Shin-Umeda isn’t exactly cheap, the specifications are among the best for recent newly built towers. Those upgrading from surrounding used tower condos or investors and frequent buyers of new condos will likely be satisfied with the quality!In short, high quality to match the high price!
As someone who’s bought six condos myself, I found the specs to be very satisfying.
Here’s a brief list of notable specs:
Standard Features
- Video intercom with entrance camera
- Electric lock at entrance
- Fiore stone kitchen countertops
- Matching kitchen side panel (same material as kitchen cabinets, not wallpaper)
- Garbage disposer
- Silent sink (with drainer and cooking plate)
- Dishwasher
- Glass-top stove (choice of black or silver)
- Overhead cabinet above washing machine
- Esthetic-care shower (microbubble)
- Flat-line LED lighting in bathroom
- Mist sauna in bathroom
- Low-profile toilet
- Hand-washing counter with mirror
- Stick-type remote control
- Ceiling cassette air conditioner on 15F+ (living + master bedroom on 26F–29F)
- Floor heating: living-dining-kitchen + master bedroom
It’s great that many of the features often offered only as paid upgrades in other towers come as standard here!
Perhaps because this is not the “Presis” line but rather the highest-grade “Regnas Tower” brand, they’ve put extra emphasis on specifications.
Even in the smaller units on lower floors, the toilets come with low-profile toilets & hand-washing counters with mirrors and stick-type remote controls—which is impressive.
Usually, when you open the toilet door in a model room and see an old-style tank toilet, it’s a letdown… but in this case, the model room made me go “Whoa!” with the upscale toilet.
Lately, even expensive condos have started cutting corners in this area. Honestly, I’d rather they raise the price a bit and keep the high-end specs.
It’s rare to see stick-type remotes as standard in Osaka condos!
For the kitchen side walls, most properties just use wallpaper, but here the walls match the kitchen cabinetry, creating a very luxurious feel.
You can see this for yourself in the model room—highly recommended.
In Tokyo’s bay area towers, it’s common to have built-in cupboards (dish storage) as standard.
But in Osaka, that’s still uncommon. If one developer includes it, others may follow suit. So I’m hoping to see standard cupboards become the norm in Osaka’s new builds too.
Ceiling Height
Most towers offer around 2,500mm ceiling height, but Regnas Tower Shin-Umeda gives you 2,645mm even on lower floors. The Executive Floors go up to 2,800mm, which adds a real sense of openness the moment you enter the room.- Floors 4–25: 2,645mm
- Floors 26–29: 2,800mm
- Floor 30: 3,000mm
Branz Tower Osaka Umeda also had 2,700mm ceilings, but the flat slab was a letdown.
If it had been double flooring with this ceiling height, that would’ve been ideal.
Still, the ceiling height here is above average, so it might be an acceptable trade-off.
Elevators
There are three elevators: two regular and one emergency. (Though the emergency one is placed next to the regular ones, so in practice, it’s probably used normally.)Considering the 123 units, this is a generous setup.
However, all elevators stop at every floor without any division between low and high floors, so upper floor residents might experience some congestion.
All elevators run at 150m/min.
Upper floors ideally should have 180m/min, but 150m/min is fast enough for lower floors, so this is acceptable given there’s no floor division.
Garbage Disposal on Each Floor
Yes, each floor has a garbage station, though the space isn’t very large. But with just 5 units per floor (and 3 on the top floor), there’s less chance of overflow compared to larger towers.Elevator Parking
There are 62 parking spaces, covering about 50% of units, which is good for car owners. However, only 22 spaces support high-roof vehicles (a 35% setup rate), which is on the low side.Recently, parking waitlists for high-roof vehicles have become a serious issue in new towers.
Given more people are driving larger cars, I wish they’d increase the high-roof capacity.
- High-roof: 18 (incl. 2 EV)
- High-roof flat pallets: 4
- Mid high-roof: 20 (incl. 2 EV)
- Standard vehicles: 20 (incl. 2 EV)
If all those residents choose high-roof spaces, only 3 will remain—which suggests tough competition for those spots…
By the way, the parking system uses a turntable for exiting.
Concierge
Despite having only 123 units, this property offers concierge services. However, the operating hours are limited:- Mon/Wed/Fri: 2–7 PM (closed Tue/Thu)
- Sat/Sun/Holidays: 10 AM–6 PM (includes a 1-hour break)
But with such narrow service windows, residents who go to work in the morning may find they can’t use the concierge at all.
In fact, you might question whether having a concierge even makes sense given these hours…
Maintenance and repair fees will be revealed at the next visit, but even with limited service hours, the inclusion of a concierge might increase monthly costs compared to other towers.
Running Costs (Management, Repair, Bike/Car Parking, etc.)
This will be revealed on the next visit. I plan to return in August and compile the details.But I get the feeling the running costs will be high…
Interior Hallways
Yes, the building uses interior hallways.The alcoves for mid-floor units are a bit shallow, while corner units have deeper ones.

Overall, the hallways have a dark color tone that gives a luxurious impression.
The ceiling has a recessed design, and the lighting accents add a stylish touch.
Totally unrelated, but the darkest hallway I’ve ever seen was in “The Kitahama”.
I remember struggling to see the floor properly during the walkthrough because it was so dim.

Location
In terms of railway access, the lack of a nearby Osaka Metro station is a drawback. However, it’s only a 3-minute walk to JR Fukushima Station and 5 minutes to Hanshin Fukushima Station and JR Tozai Line Shin-Fukushima Station, making it extremely convenient for commuting.For those who work in Osaka Station/Umeda area, it may actually be quicker to walk from Regnas Tower Shin-Umeda than take a train from JR Fukushima Station.
To reach Shin-Osaka Station, you can catch the Osaka Higashi Line from Osaka Station and arrive right next to the Shinkansen platform.
This might be faster than transferring from JR Fukushima to JR Osaka and then onto the Kyoto Line.
Also, while not frequent, a morning airport bus runs from Hotel Hanshin to Osaka Airport (Itami).
(From the airport to Hotel Hanshin, the buses operate in the evening.)
By car, it’s about 20 minutes to Osaka Airport—great access!

You can also walk to Grand Green Osaka from Regnas Tower Shin-Umeda.
Living here allows you to complete daily errands by walking or cycling.
For families, the grassy plaza at Grand Green Osaka will surely delight children, so it may become a weekend staple.
By the time Regnas Tower Shin-Umeda is completed, Grand Green Osaka should be fully open.
It’s an area full of future events and attractions even after you move in.

Fukushima is a fiercely competitive gourmet area, full of popular restaurants.
Personally, I often visit the ramen and BBQ spots around here, and I think living nearby would really increase my dining out.
For ramen: “Miku”
For yakiniku: “New Bungo”
Highly recommended!
There aren’t many family-friendly restaurants in the area, so a family restaurant would be a welcome addition.
Still, if you love dining out, this is the place to be.
(About 20 years ago, I remember there used to be a Gusto family restaurant at a nearby gas station.)
That said, with so many eateries, the area feels a bit cluttered—so opinions may vary when it comes to raising kids here.
The local elementary school, Kamifukushima Elementary, is located very close—right by JR Fukushima Station—so it’s nearby, but the school route goes through busy streets and should be checked carefully.
Final Thoughts
If the official pricing ends up being lower than the estimated pricing from Part 1… That would be great, but honestly, I think it’ll sell even at the current price.However, if you plan to purchase, don’t expect too much in terms of resale value.
It’s a tower condo with excellent access near the station, but because it’s a small-scale building, if you’re prioritizing resale potential, other larger tower condos may be a better choice.
For example, in the Honmachi area, the 170-unit Crevia Tower Midosuji Honmachi(クレヴィアタワー御堂筋本町), just 1 minute from Midosuji Line’s Honmachi Station, and the 855-unit City Tower Osaka Honmachi(シティタワー大阪本町), a 5-minute walk, show a notable difference in resale value—City Tower is priced around 1 million yen per tsubo higher (about 21 million yen more for a 70㎡ unit).
Likewise, in the Fukushima area, there are many tower condos, all of which have more units than Regnas Tower Shin-Umeda, so it may not stand out in the used market.
In a similar comparison, Grand Maison Shin-Umeda Tower THE CLUB RESIDENCE(グランドメゾン新梅田タワーTHE CLUB RESIDENCE) has 871 units.
Though factors like distance to the station and age of the building vary, I think it’s unlikely that Regnas Tower Shin-Umeda will surpass it in resale value.
That said, newly built tower condos have gotten extremely expensive recently.
For instance, the next sales phase of Branz Tower Osaka Umeda(ブランズタワー大阪梅田) is starting, and the units with open views on higher floors are seeing major price hikes.
If you’re considering buying, I’d recommend acting fast—whether it’s new or pre-owned.
Even Laurel Tower Umeda West(ローレルタワー梅田ウエスト), located just northwest of this project, is gradually increasing its listing prices.
We’re in a situation where “waiting won’t make things cheaper,” and “in the few months you wait for a good listing, prices may rise more than your annual income.”
So don’t wait—act quickly!
