In addition to JR Fukushima Station and JR Osaka Station, both the Tozai Line and Hanshin Railway are within a 5-minute walk. Some may note the lack of a nearby subway line.


Updated Expected Prices

~Previous~
  • Average Price per Tsubo: 6.5 million yen
  • Lowest Price per Tsubo: 4.3 million yen
  • Highest Price per Tsubo: 11 million yen+
  1. Only two units have been reduced from the previous expected prices
  2. Lower floors with blocked views remain almost the same as before
  3. Floors/directions with open views have expected prices set toward the higher end, by up to 10 million yen

Unfortunately, the first point is that hardly any units have dropped in price from the initial expected prices.
(The reductions were for the top floor northwest corner and a mid-floor west-facing unit, both with obstructed views due to other buildings.)

Given the high number of brochure requests and the difficulty in booking a model room appointment, this is understandable—but I had hoped for a bit more reduction.

From here, there might still be slight adjustments depending on the number of purchase requests received, but it doesn’t seem likely that prices will fall.

Next, let’s look at point three: directions and floors with open views have had their prices set higher. For example, on the 22nd floor corner units:
  • S-76H NE Corner: Prev. 160 million yen → Now 169.3 million yen (+9.3 million yen)
  • S-84G SE Corner: Prev. 180 million yen → Now 189.3 million yen (+9.3 million yen)
  • S-73K SW Corner: Prev. 140 million yen → Now 149.4 million yen (+9.4 million yen)
  • S-76I NW Corner: Prev. 140 million yen → Now 142.4 million yen (+2.4 million yen)

Here, all but the NW corner have increases of around 9.3–9.4 million yen. The NW corner is more modest at +2.4 million yen, likely because its view is blocked by Laurel Tower Umeda West.

Similarly, for the top floor:
  • P-122R NE Corner: Prev. early 400 million yen → Now 430 million yen range
  • P-134R South (SW + SE corners): Prev. mid-400 million yen → Now 460 million yen range
  • P-119R NW Corner: Prev. early 400 million yen → Now 390 million yen range

The NW corner has dropped below 400 million yen, reflecting its weaker view due to the presence of City Tower Nishi-Umeda beyond Laurel Tower Umeda West.

Management + repair reserve fee per sqm: 500 yen (internet included in management fee)

Example: C-66B (66.38㎡) → Mgmt: ¥25,410 / Repairs: ¥7,970 / Total: ¥33,380

Similar to The Parkhouse Osaka Umeda Tower, higher than Cielia Tower Nakanoshima or Premist Tower Senrioka. The concierge and on-floor garbage rooms contribute to the higher fees.

Parking

Near JR Fukushima Station, prices are in line with local market. High-roof spaces are limited and likely to be lottery-based. Priority rights given to floors 26–30.
  • High Roof: ¥40,000/month (16 spaces)
  • High Roof (EV): ¥45,000/month (2 spaces)
  • High Roof (Flat Pallet): ¥45,000/month (1 space)
  • Mid Roof: ¥38,000/month (18 spaces)
  • Mid Roof (EV): ¥43,000/month (2 spaces)
  • Standard: ¥33,000/month (18 spaces)
  • Standard (EV): ¥38,000/month (2 spaces)
Top floor units retain parking rights upon resale but must pay ¥45,000/month regardless.

Bicycle Parking

  • Flat: ¥500
  • Slide Rack: ¥400
  • 2-Tier Lower: ¥300
  • 2-Tier Upper: ¥200
Reference: Umeda Garden Residence had Japan’s priciest child-seat bike parking at ¥4,000.
