This time, it’s a model-room visit and price preview for Brillia Tower Kitahama(ブリリアタワー北浜).

The building is scheduled to complete in May 2028. In Kitahama, the newest second-hand tower is “Proud Tower Kitahama(プラウドタワー北浜)” from 2020, so this will be the first new completion in about eight years.

In the same Kitahama area, Cielia Tower Kitahama(シエリアタワー北浜) will also start sales soon, targeting completion in February 2029. It’s rare to see two towers of similar scale selling concurrently in the same area.

Tokyo Tatemono’s Brillia Tower series is fantastic!

Recent examples include Brillia Tower Dojima(ブリリアタワー堂島)、Brillia Tower Minoh Senba(ブリリアタワー箕面船場)、W TOWERS Minoh Senba(W TOWERS 箕面船場). All of them have excellent exteriors and high-quality common areas.

In Tokyo, Brillia Tower Nogizaka(ブリリアタワー乃木坂) reportedly had around ¥20 million per tsubo pricing, yet drew fierce lotteries and seems set to raise prices in the next phase—the Brillia brand has momentum.

As for Brillia Tower Kitahama, the exterior is superb—plenty of glass wall gives it a sleek look.

Corner units have 10 consecutive fixed windows; even mid-corridor units have fixed windows. Views from the right orientations/floors will be stunning.

I’ve lived in both a corner unit with a balcony and a corner unit with fixed windows; the fixed-window corner had a far better view.

Using lots of fixed windows means smaller balconies; Brillia Tower Kitahama also has compact balconies. That’s great for view-first buyers, but a con if you often hang laundry outside or relax on the balcony.

At Executive, satisfaction should be high—it reads as true “luxury condo” spec. (Brillia Tower Dojima spends even more on finishes, though.)

With new-build prices rising yearly, there will be first-time buyers, but many targets are move-up buyers and investors. Specs should match the price point. Even if you’re upgrading for size/location, a spec downgrade can dampen intent—developers, please keep the grade commensurate with price.

A trash room on every floor is a must regardless of tower size. Here they’re fairly small—just behind double swing doors. With only 3–6 units per floor, capacity may still suffice, but don’t expect the larger rooms seen in big towers. (Also noticed day-of-week sorting on a brochure image—will confirm next visit.)

Ceiling height 2.6 m even on low floors is great. Many towers are 2.5 m; a few—Brillia Tower Dojima, GGO North(Grand Green Osaka North), Branz Tower Osaka Umeda(ブランズタワー大阪梅田)—offer 2.7 m. Even so, 2.6 m is satisfying.

And: indoor corridors! Brillia Tower series hallways/doors are gorgeous; Kitahama’s are more elaborate than most towers—love it.

Up to the 29th floor, interiors lean white and upscale.

Floors 30–31 (The TRAD) step it up further.

The TRAD tiers start from around ¥400 million even in current guides, so of course it feels lavish—yet those doors are truly beautiful.

Brillia towers (Dojima, Minoh Senba, etc.) feature lots of art and design; with Kitahama too, I feel Brillia is a step ahead of other developers in design leadership. Honestly, with condo prices climbing and developer margins healthy, I wish more would invest at the front door.

Someday I want to live behind a door like that…





Shared Facilities

Entrance Hall

A full two-story space!

For this scale, dedicating the entire hall to a double-height volume is a big plus; west and south sides are all glass wall, so it should be bright.

There’s planting inside the hall, plus greenery outside beyond the glass—calm, nature-tinged vibes.
Recently, Geo Tower Osaka Juso(ジオタワー大阪十三) also added plantings in its hall/lounge; perhaps this style will spread.



19F View Lounge

Common facilities are minimal: just the entrance hall and the 19F view lounge. Given limited usage and higher management fees, that may be inevitable for a small building—but I did wish for one more space. (And despite no concierge… the management fee looks quite high.)

The lounge sits at the NE corner—daytime views to Nakanoshima Park and the riverscape; at night, Umeda city lights. Fireworks for Tenjin Matsuri should be beautiful—expect a crowd on that evening.

While it’s the only facility, it’s spacious—same 83 m² as the NE-corner I-plan—so there are plenty of sofas/tables and strong usability. The stepped ceiling design is quintessential Brillia.





Location

  • Osaka Metro Sakaisuji Line – Kitahama: 2 min
  • Keihan Main Line – Kitahama: 3 min
  • Keihan Nakanoshima Line – Naniwabashi: 6 min
  • Osaka Metro Midosuji Line – Yodoyabashi: 8 min
No JR stop nearby, but 4 stations/4 lines within 8 minutes is excellent.

On paper the nearest is Sakaisuji Line Kitahama (2 min), but in practice you may ride Midosuji Line from Yodoyabashi more.

To Umeda, you could walk 2 min to Kitahama, transfer at Minami-Morimachi to Higashi-Umeda, or just walk to Yodoyabashi and continue—many will prefer the latter to avoid a transfer.

There’s also a planned extension of the Keihan Nakanoshima Line with Osaka IR moving forward; that could theoretically link Naniwabashi (6 min) to Yumeshima someday. Practically, from Honmachi you’d still change to the Chuo Line to reach Yumeshima faster; for Kitahama residents the Nakanoshima Line’s role will vary.



Great news if you use Yodoyabashi: Kitahama and Yodoyabashi connect via underground passages. In heavy rain/wind or extreme summer/winter heat, that’s a big comfort.

The tunnels are mostly for transit (few shops), but they significantly improve commute convenience. From the Kitahama entrance 2 minutes away, you can reach Yodoyabashi without getting wet—nice! Several office buildings in Kitahama/Yodoyabashi connect directly to the underground, so you might reach work almost entirely indoors.



For groceries, Fresco under The Kitahama is 3 min, Life 7 min, and KOHYO 10 min—easy to mix and match. Sugi Pharmacy is nearby too.

Kitahama is famous for good eats—trendier cafés and upscale spots than Tenma or Fukushima. If you dine out often, this is a fun neighborhood. Family options are fewer, but singles/DINKs will love exploring.

On X, I often see “ManCura” sipping tea on riverside terraces in Kitahama’s chic cafés or splurging on sushi—jealous…
Personally I often buy gifts at GOKAN’s Kitahama flagship. If you visit the model room, drop by GOKAN Kitahama Main Store.

Comparisons with Existing Kitahama Towers

Earlier I praised Brillia Tower Kitahama’s access (2 minutes at best); let’s compare with local resales:
  • The Kitahama(ザ北浜): direct to Kitahama Station
  • Kitahama Mid Tower(北浜ミッドタワー): direct to Kitahama Station
  • Proud Tower Kitahama(プラウドタワー北浜): 1 min to Kitahama Station
Like Nakatsu (which has three station-direct towers), Kitahama also has station-direct towers—so if you chase pure convenience, you may prefer resales. The coming Cielia Tower Kitahama will serve multiple lines but is 4+ minutes from any station, much like Brillia Tower Kitahama—so for location alone, the edge goes to existing towers. (They’re also larger in scale than Brillia Tower Kitahama/Cielia Tower Kitahama.)

That said, The Parkhouse Osaka Umeda Tower(ザ・パークハウス大阪梅田タワー) in Nakatsu sells well despite less convenience versus Nakatsu’s three direct towers—and with price hikes. I’m watching Brillia Tower Kitahama’s sell-through closely.

Ultimately, it’s all about price…
