First-Come-First-Served vs 6th Phase 5th Round Pricing

  • Price per tsubo for the current offerings: 6.48 – 8.83 million yen

Recently, many new tower condos have shown large price differences depending on whether they have a view or not. Looking at Brillia Tower Dojima’s current price differences:

This layout used to be priced at 220 million yen, so it has been reduced. Considering this is a 3LDK in Brillia Tower Dojima, even on a lower floor, it’s very attractive.
For comparison, a corner unit around the 10th floor of Grand Maison Shin-Umeda Tower THE CLUB RESIDENCE recently sold for just under 8 million yen/tsubo.
So from a half-residential/half-investment perspective, a corner unit in Brillia Tower Dojima at around 7.6 million yen/tsubo looks like a solid choice.

With 10 sash windows in the living room, the glass surface is far greater than ordinary tower condo corner units.
Even though it’s on a low floor, it gets a lot of natural light.

Future Pricing for Upcoming Sales

While we’ve seen the first-come-first-served and 6th phase, 5th round pricing, going forward corner units are expected to be sold at higher prices. It seems they’ll gradually increase prices in line with Gran Green Osaka THE SOUTH RESIDENCE.

Not just Gran Green Osaka, but also Brillia Tower Kitahama and Park Tower Osaka Temmabashi are expected to be priced high, so the sales style for new tower condos will likely be “sell gradually while raising prices.”

This means not only Brillia Tower Dojima but also other new tower condos will likely set their prices based on Gran Green Osaka THE SOUTH RESIDENCE.
Resale condos around Umeda and Osaka Station will probably also see price hikes, so I’ll be keeping a close eye on listing and transaction prices.

By the way, I also checked the reference prices for Brillia Tower Dojima’s future units.
For example, a southwest corner on the 7th floor is planned at 8.57 million yen/tsubo.
That’s nearly the same floor height as the current southeast corner 4th floor 90m² unit, but about 1 million yen/tsubo more expensive—translating to about 20 million yen higher overall.
So the current 210 million yen southeast corner 90m² unit looks even more appealing.

Another future unit, a northwest corner on the 13th floor, is planned at 250 million yen for 87m² (9.46 million yen/tsubo).

So, if you’re considering a corner unit at Brillia Tower Dojima, I think the current southeast corner 90m² is an excellent choice.

Let’s also look at resale units currently available at similar prices:

Northwest Corner, 7th Floor, 205 million yen (7.76 million yen/tsubo)

This is attractive because it’s priced about the same per tsubo as the new southeast corner 90m² unit.

Since the northwest corner is planned to be sold at 250 million yen (9.46 million yen/tsubo), the 7th floor unit seems like a good buy considering the 45 million yen gap for just 6 floors.




Southwest Corner, 10th Floor, 225 million yen (8.40 million yen/tsubo)

The upcoming 7th floor unit is scheduled for 229.5 million yen (8.57 million yen/tsubo), so this 10th floor unit at 225 million yen looks attractive.

It comes with a kitchen cupboard and flooring that was probably upgraded as an option.
Considering the planned price hikes for Brillia Tower Dojima, there are quite a few resale units that look appealing.






Summary

Going forward, it’s almost certain that resale units in Osaka’s central tower condos will continue to rise alongside new-build pricing. So whether new or resale, buying early is the safest bet for asset value.

For example, Umeda Garden Residence recently released many cheaper units temporarily, which sold too quickly. From now on, sales will be at higher prices, with handovers scheduled for April 2027 or later.
Sumitomo Realty also recently raised prices on City Tower Osaka Honmachi.

Even a delay of just one month in deciding could mean paying 10 million yen more.
If you buy before a price hike, you may gain unrealized profit immediately.
So while careful selection is important, being able to make a quick decision when you find a good property is crucial.

With the condo market booming, most buyers are very cautious about asset value and resale potential—but that only makes speed more important.

Since lottery odds for new tower condos are so high, if you only chase the popular new builds, you risk repeated disappointments.
That’s why I recommend looking at both new and resale condos.
